Haumaru Housing provides safe, secure and affordable housing to older people across Auckland, enabling them to live independently and age well within their community. This newly established Executive Leadership Team role offers a rare opportunity to lead Haumaru’s growth agenda from the ground up, shaping how the organisation expands and optimises its portfolio to meet the needs of older Aucklanders for years to come.
He angitūtanga | The Opportunity
Reporting to the Chief Executive, the Head of Portfolio Growth provides strategic and operational leadership across growth planning, funding, development opportunities and reporting. This position is responsible for identifying and progressing opportunities that both optimise the existing portfolio and expand housing supply for older people, in accordance with Haumaru’s strategic plan.
You will step into a role with real momentum, taking on an active and varied programme of growth initiatives spanning development, funding and portfolio optimisation, with genuine scope to shape its future direction.
Key responsibilities
- Lead delivery of Haumaru’s portfolio growth agenda, translating strategy into clear, actionable plans.
- Work with the CEO and CFO to develop and implement an Investment Framework for assessing growth opportunities.
- Identify and progress development sites, acquisitions and partnership opportunities in line with organisational priorities.
- Secure long-term funding for growth, evaluating terms, risk and providers using a commercial lens.
- Oversee feasibility assessments, business cases and works programme planning to support sound investment decisions.
- Establish fit-for-purpose governance for growth projects, with clear reporting to the Board and funding institutions.
- Work closely with the Head of Community on relocation and tenant impact, and with the Head of Property and Facilities on whole-of-portfolio planning.
Ō pūkenga | About You
You are a hands-on, low-ego leader with extensive experience in property development, including delivery of major projects. You will also have:
- A strong understanding of the Auckland housing market and its demands.
- The confidence and credibility to build trust with funders and development partners.
- Experience operationalising strategy into long-term development plans.
- Sound commercial and risk management judgement.
- Strong reporting, data interpretation and stakeholder management skills.
- A collaborative, resilient approach, and comfort working within a culturally responsive, Te Tiriti-informed organisation.
- Demonstrated experience in building and championing a strong health, safety and wellbeing culture.
